Months of standing still is harder on a mechanism than daily use. The bottom seal perishes flat against a cold slab, rollers and bearings dry out, springs sit under load without moving, and mice find their way into openers. None of it announces itself. It is discovered on the first weekend of the season, usually by somebody who has driven a long way to get there.
We would far rather look at a door before a season than get the emergency call during one, and it is a considerably cheaper visit.
What the valley does to a door
The terrain matters here in a way it does not on flat prairie.
Properties built into the valley sides often have garages set below grade or sitting on a slope, so meltwater and drifting snow collect along the bottom of the door rather than draining away. That is hard on a bottom seal, and a door that closes onto packed snow will freeze to the slab overnight.
The fix is rarely the door itself. It is a sound bottom seal, correct balance so the opener is not fighting the door, and enough clearance that water has somewhere to go.
Repairs, replacements and older buildings
Most of what we do here is repair work. Broken springs, snapped cables, doors off track, worn rollers and openers that have stopped. Those are wear items, and replacing them costs a fraction of replacing a door.
When a door genuinely has reached the end, we measure the opening as it actually is rather than as it was built. Older valley properties have settled, and an opening that is out of square is normal rather than a surprise. Finding that out at the measuring stage is far better than finding it out on installation day.
